MooPig NASCAR Department :: "Texas World Speedway near College Station... "

Track of Two Cities
Re-directed Spawn of Articles by Pat Darnell  |  July 28, 2015  |  Bryan TX

Texas World Speedway near College Station closing to make way for housing development | Fox News: "COLLEGE STATION, Texas –  Texas World Speedway will close in mid-June to make way for a $55 million housing development. The nearly 400-acre road racing venue near College Station held its first sanctioned race in 1969. The 2-mile oval has been the site of numerous Indy car, stock car and other races. Track CEO Bill Mather is also the developer who plans to convert the speedway into a community called Southern Pointe. Backers say the development will include 1,400 homes, commercial sites, nature trails and space for a school."

'via Blog this'

Whoever conquers telecasting live sports Online will be the winner of about 90 million viewers nationwide. ESPN is the reason many still have cable TV, as reported today in Business Insider Chart of the day. Meanwhile Texas World Speedway is no longer on the outskirts of the town it called home. It's land value has made it prime for a new purpose of housing.

These two phenomena correlate because since 1969 the Texas World Speedway was  in its beginnings far enough away from College Station/Bryan, and from Navasota Texas to not disturb bedroom communities with noise during night and day. It is 75 miles Northwest of Houston. Now the Speedway will become a bedroom community. "...The College Station City Council last week [March 2015] approved a development agreement to extend the city's planning authority to the property.(AP, March 17, 2015. LINK) ..."

And everyone in this vicinity will have to watch car races on cable provided by ESPN or others.

MooPig Architectural Nano-second :: "Japanese Glass House"

As Goes Japan, so Goes the World? ...
Mixed martial Articles by Pat Darnell  |  Nov 9, 2014  |  Bryan TX

We don't think so... Japan has a limited amount of real estate on which to build houses. So sprawling Ranch Houses are never going to be built in Japan urban space. At MooPig Arhcitecture Nano-second we notice that the living space of Karasawa's design is extended by the addition of out-door space on the roof. Other examples of this style also extend living space to roofs and to porches covered by cantilevered roofs.

[Picture LINK]
Rafael Reyes said this a month ago:
"Ok so obviously this house is un-livable for anyone but exhibitionists, but I still find the project really very interesting. It's the love child of Domino House, Farnsworth House and Villa Müller refined with that quirky elegance of Japanese architecture. [see below]

"Would be an amazing job to furnish and decorate it."

Yuusuke Karasawa's S House has an entirely transparent facade: "Designed by Tokyo-based architect Yuusuke Karasawa, S House is a two-storey-high building broken up into five split levels, creating a series of evenly sized rooms that are connected by staircases rather than corridors. "

MooPig Porn Department :: "Huff Post -- 25 Best Types Of Porn, Ranked"

Porn Driven Media Eaters
Mixed Martial Articles by Pat Darnell  |  June 1, 2014  |  Bryan TX

Huff Post tempts us with a fetching title. What ever do they mean. Well, they're right. My Online Dictionary says: "...television programs, magazine, books, etc. that are regarded as emphasizing the sensuous or sensational aspects of a nonsexual subject and stimulating a compulsive interest in their audience. For Example: 'a thrilling throwback to the golden age of disaster movies—weather porn of the highest order' ... "

That opens up lots of avenues for gaffes and giggles. Read the referenced article ...

The 25 Best Types Of Porn, Ranked: "These days, a beautiful photo of a sandwich isn't just a beautiful photo of a sandwich, and a snazzy photo of a Mercedes isn't just a snazzy photo of a Mercedes. They're porn, and don't let anyone tell you otherwise. It's not quite clear when we started using the word "porn" to describe all things visually appealing. But here we are, and if you can't beat them, join them with a massive ranking of porn types, I guess? Here they are in order of greatness."

'via Blog this'

CONCLUSION
We are ravenous "porn" driven media eaters. And there is no change in sight.

MooPig Eye on Housing Department :: "Derelict Houses England"

[Picture LINK]

Pound land: derelict houses in Liverpool to be sold for just one pound - Telegraph:

"There are many places in the North of England that have similar problems with empty housing, such as Liverpool, Hull, Burnley, Manchester, Newcastle etc. It shows how 'south east centric' commentators are who bleat on about a housing shortage in the UK.

Under the last government the 'Path finder' scheme was implemented to compulsorily purchase houses then knock them down and build new ones. The effect of this was to destroy the value of housing in an area and make it worse, intelligent people were put of living in an area where the councils intention was to purchase and knockdown housing."

'via Blog this'
Many of theses houses were very well built in the first place and would be made habitable for under 20k. The cost to purchase, demolish properly and then rebuild probably costs over 120k. Not surprisingly the council plans run out of cash leaving stocks of derelict homes.

The reason they are derelict is there is little demand to live in these areas, ie no jobs. If jobs could be created then people would snap these up and refurbish them, they would be far more appealing than a poorly built new build block of flats.

I am not sure if there is a simple way of creating employment in these areas but knocking down and rebuilding makes very little economic sense. (landlord1. Feb 27, 2013. no link) ... "

MooPig Report from the Middle -- "Multigenerational Homes"

Housing in the Middle ...
Retrieved by Pat Darnell | Nov 18, 2012 | Bryan TX
[Plan LINK]

According to the National Association of Homebuilders, although home sales were down in recent years, this niche product "multigenerational" appears to be solid and growing.

What has happened in the housing market is that it has become impossible to sell a house while buying a house. In the past a seller could make the switch within a reasonable time. The federal government yelled FRAUD, and made everyone suspect to fraudulent practices. Loan underwriters barricaded themselves in a reactionary system of checking a buyer's closing papers over and over and over into oblivion. The switch from old house to new house has taken a turn for the worse. A buyer might end up waiting a full year for his financing to go through. That means paying two mortgages while waiting.

Families today might  opt to add wings to their casa's, wings and "L's" and mother-in-law additions, on property already paid for. Sounds like an old idea when children got married and the mother and father would build a house adjacent to the old farmhouse. In other words the children stayed close to the farm.

In the last century, with post-modern building came the idea of single family dwellings and efficiency's. You choose a parcel of land with a dwelling on it. That dwelling is usually designed to be the least for the most, or smallish rooms overall, with great rooms instead of living rooms or dining rooms.

Today, in the 21st century, formal living has given way to ubiquitous spaces. And work a day has been chopped into work a shift, while shopping has become bulk shopping, and storage for that is nil in post-modern dwellings. There is a shortage of storage space and closets in modern efficient home design.

As the article says: "... Though it was not financial woes that initially drove Bruno and her family to move in with her parents ... they had "temporarily" moved in after the housing collapse made it impossible to sell and buy simultaneously ... "

Multigenerational Homes: Real Estate's Next Big Thing as More Families Share a Space | AOL Real Estate: "Being roommates with your parents after age 21 sounds like a nightmare for most, but Jessica Bruno wouldn't have it any other way. Bruno, a 40-year-old mom, wife and DIY blogger, lives with her 62-year-old parents, Connie and Fred, in their Sutton, Mass., home. Oh, and there's Bruno's husband, Tony, and their 6-year-old son, Tony Jr. Think that's a lot of people under one roof? There's more. Bruno's grandparents, Grace, 80, and Fred, 82, live in the house, too. That's seven people from four generations living together in one home. Actually, make that nine: Bruno's two stepdaughters, 12-year-old twins Alexia and Gabriella -- Tony's kids from another marriage -- stay with them on weekends." (Krisanne Alcantara. Nov 16, 2012. HERE) ... "

  'via Blog this'

" ... Though factors such as high unemployment, a battered economy and the recent housing crisis have pushed more people into multigenerational living, studies show that it's a trend that's circled back from a similar era. History Repeating Itself Just prior to World War II, a quarter of Americans lived with extended family, as the U.S. struggled through the Great Depression. But by 1980 the number of such households was slashed by half -- down to 12 percent from 25 percent in 1940. But that number has risen again -- spiking as the Great Recession hit in 2008, experts say. The Pew Research Center now estimates that 16 percent of Americans live in multigenerational households. ..."

" ...However, that may have economic benefits. Pew reports that the poverty rate among those who live in multigenerational homes is significantly lower than those who don't live with other adults other than a spouse or partner. Additionally, multigenerational households have much higher median incomes than other "average" households ($48,542 vs. $41,115 in 2009). ... "
According to homebuilder Tusino, who owns New England's largest housing developer, the rise in multigenerational households over the past few years has changed the landscape of modern home construction. The GBI-Avis CEO said that many families are now looking to either build a multigenerational-friendly home from scratch -- more informally known as the "in-law" setup, with separate entrances, custom floors and sections that feature senior-friendly kitchenettes, bathrooms and amenities -- or retrofit their existing structure with a modular room to accommodate extended family.
" ... But will these multigenerational living arrangements stick, or is this just another retro fad? According to Pew, if the demographic forces of immigration and delayed marriage continue, along with economic forces such as unemployment and a depressed housing market, we should certainly expect to see more and more families come together under one roof to rally resources and provide each other emotional support. ... ? ..."

It looks like designers will be putting the extra rooms into conforming formats that don't deviate from neighborhood regulations for housing. Same old facades, modified interiors. Two problems stand out immediately. One, where are the extra automobiles going to be parked, and two, there will be a need for a large storage pantry, for bulk grocery buying.

MooPig suggests that this is a retro-fad that is following the stark realization that we cannot afford two mortgage payments, and if we could, we would have built for multigenerational possibility in the first place.
We would have bought more acreage to begin with, then we would have put a larger shack on it, with plenty of "Guest Rooms."

So we look for the middle weird floor plan and here is 'Balls and All' ...

While the number of homes sold was down 1.7 percent from August, the median selling price has now risen for seven straight months. That hadn't happened since 2005-2006.

01/11/11 - Haiti Dominates Earthquake Fatalities in 2010 [HERE]
While the U.S. Geological Survey recorded 22 magnitude-7 or larger earthquakes in 2010, almost all the fatalities were produced by one — the major quake that hit Haiti on Jan. 12.
In 2010, about 227,000 people were killed due to earthquakes, with over 222,570 from the magnitude-7.0 Haiti event, as reported by the United Nations Office for Coordination of Humanitarian Affairs.

According to official estimates, the Jan. 12 earthquake in Haiti injured 300,000 people, displaced 1.3 million, and left 97,294 houses destroyed and 188,383 damaged in Port-au-Prince and much of southern Haiti. This includes at least four people killed by a local tsunami in the Petit Paradis area near Léogâne. According to the USGS, this large, shallow earthquake produced violent shaking in Léogâne, west of Port-au-Prince. This shaking level can cause damage even to well-built buildings anywhere in the world. In Haiti, this high-intensity shaking together with both buildings vulnerable to earthquakes and high population exposure resulted in catastrophe.

More Comic Relief

If you are old enough to remember the Original Hollywood Squares and its comics, this may bring a tear to your eyes. These questions and answers are from the days when 'Hollywood Squares' game show responses were spontaneous, not scripted, as they are now. Peter Marshall was the host asking the questions, of course.

MooPig's more Comic Relief sub-Department

Q. Do female frogs croak?
A. Paul Lynde: If you hold their little heads under water long enough.

Q. If you're going to make a parachute jump, at least how high should you be?
A. Charley Weaver: Three days of steady drinking should do it.

Q. True or False, a pea can last as long as 5,000 years.
A. George Gobel: Boy, it sure seems that way sometimes.

Q. You've been having trouble going to sleep. Are you probably a man or a woman?
A. Don Knotts: That's what's been keeping me awake.

A. George Gobel: I don't know, but it's coming from the next apartment.

Q. When a couple have a baby, who is responsible for its sex?

Q. Jackie Gleason recently revealed that he firmly believes in them and has actually seen them on at least two occasions. What are they?
A. Charley Weaver: His feet.

Q. According to Ann Landers, what are two things you
should never do in bed?

A. Paul Lynde: Point and laugh.

As you are dead on in your assessment, and prodigiously correct with your examination on both sides of the numerous issues, it still remains extraordinarily good advice in all public shower forums: “Don’t drop the soap.”

As Ann Landers once replied to the Question: “What are two things you should never do in bed? ...Point and laugh.” Or did Paul Lynde answer with that on Hollywood Squares?
